Application Process
Once you have searched our inventory and found a home you would like to lease, you must begin the application process. Applications can be picked up at the office, downloaded here, or faxed to you.
You must be 18 or older to apply for a lease. Each resident must complete the application. To be considered an application must be complete and have an original signature.
Please contact our property managers Monday through Friday 8:30 AM to 5:00 PM with any questions and to assist you in the application process.
There is an application fee of $50.00 per application. This fee is used to cover the costs of screening
and processing. The amount of time to
process applications received by our office will vary depending on the time of
year, the property, etc. We will process
all applications as quickly as possible.
The screening process will include landlord references. Two years of good rental history is
required. If the applicant is a
homeowner or does not have a prior landlord, a realtor or property manager
reference is usually sufficient.
The screening process also includes income validation,
credit report, and background report. If
you do not meet the necessary criteria we do accept Parental
Guarantee/Co-signers. The form for
co-signer can be downloaded here, or is available in our office.
Pets may be accepted depending on the homeowner. If the property allows pets, there will be an
additional security deposit.
If your application is accepted, you must execute a
residential leasing agreement and pay the security deposit within 3 business
days. This can be done in the office, by
mail or fax.
